Weinstein Realty Advisors

Realty consulting firm uses team approach to gain national presence

Weinstein Realty Advisors specializes in providing appraisal services for financing, litigation and bankruptcy needs.

Established in 1984 and headquartered in a refurbished former warehouse in center city York, Weinstein Realty Advisors has appraised hundreds of institutional-grade investment properties regionally and nationally, including Fortune 100 and Fortune 500 companies. Because various types of properties represent unique situations and needs, appraisal and related services are grouped in a number of specialty areas, including health care, hotels and resorts, industrial properties, apartments and low-income housing, outlets, regional malls, community establishments, banks and office buildings.

Internationally, services are offered in Israel through joint ventures and the Weinstein-Israel Real Estate Group, an Israeli corporation.

President Elliott W. Weinstein (MAI), provides the highest level of appraisal competency and professionalism, attained only by appraisers who are experienced in the valuation of commercial, industrial, residential, and other types of properties, and who advise clients on real estate investment decisions.

"Because of the MAI network, we're able to work with peers of equal skills and abilities nationwide," Weinstein noted. "By creating valuation teams wherever our clients need us to be, we can apply the necessary knowledge of national and regional conditions that effect real estate, as well as a strong local application."

Weinstein's appraisals are based on, among other factors, research of applicable data and consideration of the recognized approaches to value (comparable sales, income and cost), and they adhere to the Uniform Standards of Professional Practice (USPAP); Financial Institutions Reform, Recovery and Enforcement Act (FIRREA); and Codes of Ethics set forth by the Appraisal Institute. Every effort is made to provide the most complete support for the value conclusions.

In addition to consulting services, Weinstein Realty Advisors offers complete appraisals, using extensive research techniques; valuation and evaluation procedures; expert courtroom testimony related to appraisal matters; and counseling services related to property use, zoning, marketability, rental rate analysis and lease-versus-buy analysis.

Weinstein Realty Advisors stands behind two words crucial to a client's real-estate appraisals requirements: quality and timing. Appraisals must be prepared with the highest quality research, analysis and conclusion. They must also coincide with the time requirements of the client, lending institution, or anyone requiring and judgement, integrity and experience of the real estate appraiser.

The company also offers bankruptcy and "work-out" services, described as hands-on assistance to help resolve difficult real estate problems. These are part of the firm's litigation-related services which include gift and estate valuation, easements and rights-of-way, and land acquisition, disposition or use. Elliott Weinstein  says he and his staff are committed to staying competitive, by providing quality service in a timely manner. "Because real estate is a lifelong building process, and we've survived the ups and downs by being able to read the market, we've stood the test of time," Weinstein points out. "real estate is among the more cyclical industries, and the fact that we've been able to understand and withstand those cycles means we can offer our clients the ability to both survive and benefit from future cycles."
